无股一身轻，却是心痒痒

今天，终于把剩下的中钢也全部卖完。3 年以来，第一次感受手中没有任何持股的感觉，竟然是有点彷徨。习惯了钱赚钱的游戏，当看到现金躺在银行不做工时，也有点不是滋味的感觉。没办法，还是忍一忍吧。

这几天有去问问房地产的情形。有股冲动，但还是冷静了下来。始终想不到很有说服力的原因去踏足房地产。

今天去了弟弟的 motor 店一趟，聊着聊着，又有新花样搞。接下来应该会认真探讨这门新生意的可能性。要尽快创造足够的 passive income 来跳出老鼠圈！

一个月 3.3% 利息，资本支出较大的投资，划算吗？

you have all the points right. It is hard to explain in detail, and I am not suppose to do so also. Make it simple, the 3.3%/month is consider as commission per transaction. However, based on the current biz volume, the most turnover is only RM15k.

For the bad debt, I am not taking as higher risk as AEON credit, with very low down payment. What I take up is with min 30% down payment, and limit to max 36months repayment. So far, no bad debt issue. I can see this is a very good cash flow biz.; July 11, 2010 at 8:56 PM

Based on the ideal calculation, it is perfect and very profitable "investment". However, business is not all based on calculation. Are you able(do you have license doing so?) to take legal action against those customers who do not pay or get back your goods? Unless you are prepared (mentally, the worst case)to lose 15k because this business is not big enoungh like AEON as few % bad debt is acceptable.; July 12, 2010 at 10:13 AM
